Hot Home Design Trends

At the recent Pacific Coast Builders conference today’s top home builders and designers got together and discussed what’s new and hot in home design trends this year.

The ideas coming about this year are a little different from previous years; whether you’re thinking of building or just remodeling these trends may offer some good insights on how to take on your build.

Out with the lousy laundry room!
One space in the home that’s gone from double duty to triple duty is the laundry room! Once a cluttered cove of chaos this engine room of the home ship is seeing major repurposing. Extra cabinet space in these rooms is a must as extra storage is always in style! Many laundry rooms are also seeing their extra space put to use as a “mud-room” or go between room from the garage to the house – helping keep the outdoors outside your house.

Garage’s Aren’t Just for the Car
With space at a premium these days it seems pointless to waste so much space in the garage just to keep the car happy. Many homes are diversifying their garage spaces by converting at least some of the available area into exercise space, or a hobby area. Storage of course will always play a big part of the garage’s purpose but it certainly doesn’t have to look Spartan. Expect to see a big surge in “finished” garages in the future!

Kitchens in the Stream
Home design is all about flow, and in the case of kitchens islands are what it’s all about. Modern island trends include cooktops, prep sinks, or other elements to make for added functionality. Eat-in kitchen nooks are still popular too of course, but even those have somewhat changed. Rather than the picnic bench style seating, which designers found not conductive to conversation, 90 degree seating with stools along the edge of an island are replacing even conventional tables.

There has been a lot of activity recently with the debt ceiling troubles coming to a head, with no small help from Standard & Poor downgrading the United States credit rating. Despite these worries low mortgage rates have managed to survive both the debt crisis and the countries credit downgrade.

Surveys of wholesale and direct lenders are showing that while mortgage rates have survived this turmoil so far with the larger 30 year fixed  rate only fluctuating by .125%. With good credit borrowers can still obtain these low rates; this demonstrates that – with mortgage rates still at the lowest levels of the year – NOW may be a great time for Boise home buyers who receive lender approval.

Through combining low FHA rates and current low down payment requirements, borrowers looking to purchase a home are still able to find great affordable homes. Although FHA closing costs may be higher because of the various fees and upfront mortgage insurance requirements, the benefits of an FHA mortgage far outweighs the cost.

MBS prices (mortgage backed securities) are up again are up this week. Who cares?

Mortgage rates generally change in the opposite direction of MBS prices. A spot of bright news is that private sector jobs increased and mortgage applications are also seeing an increase. On the down side, factory orders decreased, showing no real hurry in the construction industry to start cranking out new product in a still saturated market. Overall though, investors are reacting well to the news of Standard and Poor’s downgrading of the U.S. credit rating by capitalizing on the boost for the bond market while. If investors continue to seek the safety of bonds, mortgage rates should remain low.

New Home Buyer Incentives from Freddie Mac

Taking a queue from it’s industry counterpart, Freddie Mac is now offering a special summer sales promotion for home buyers who purchase their home from it’s inventory of foreclosures or Homesteps properties.

Banks typically sell foreclosure homes as they are without any incentives or warranties; by adding a little extra something for buyers Freddie Mac is hoping to encourage potential owners to view these Homepath properties less as “distressed properties” and more like a traditional home sale.

Freddie Mac is providing these special deals for offers received by July 31, that close by September 30th:

$1,200 bonus to buyers agents
3.5% in closing costs for buyers

These incentives are in addition to the Two Year Homeprotect Home Warranty and the savings of up to 30% savings on new appliances which are already being offered.

There are certain eligibility requirements such as the home must be a single-family, owner occupied, financed dwelling used solely for residential purposes.
